We’ve been made aware that solicitors and/or claims management companies are targeting homes in our communities regarding making a disrepair claim.
It is entirely up to you if you decide to make a disrepair claim against Cobalt Housing.
However, we think it’s important that you know what will happen when you sign a contract with a solicitor or claims management company.
What is a claims management company?
A claims management company will act on your behalf. They will ask you to sign a legally binding contract – it’s important that you read and understand this before signing.
What if I don’t win?
Despite solicitors working on a no win, no fee basis, you will have to pay expenses and other fees if your claim is unsuccessful. Cobalt will robustly defend all cases that we do not believe are legitimate.
What happens when I sign the contract?
Cobalt will be contacted and your disrepair claim will begin. The claims management company may tell you not to let Cobalt or our contractors into your home while your case is underway. This is a breach of your tenancy agreement, and we will seek legal action to gain entry to your home if required. The cost of this will passed back to you. You may have to appear in court to give evidence.
Can I change my mind once I’ve signed the contract?
If you have signed a contract, you can usually change your mind within the first 14 days. After 14 days, you will be charged, often thousands of pounds, to withdraw your claim.
I am considering making a disrepair claim
Before you sign a contract, please speak to us first. If you have outstanding repairs, we will carry them out and you may be entitled to compensation.
I have outstanding repairs but don’t want to make a disrepair claim, what can I do?

If you’re unhappy with the service you have received, we can raise a complaint on your behalf.
