Damp and mould in your home can be bad for your health. It can cause breathing problems and make existing health issues worse. That’s why it’s important to report any signs of damp or mould as soon as you notice them.

Awaab’s Law

Awaab’s Law was created after the tragic death of 2-year-old Awaab Ishak in 2020. He died because of mould in his home. The law now makes sure housing providers fix problems like damp and mould quickly.

From 27th October 2025, housing providers must:

  • Look into reports of damp and mould within 10 working days.
  • Send a written update and plan within 3 working days after the inspection.
  • Start repairs within 5 working days of the written update (or keep you informed if it’s more complicated).

These rules are now part of the law and must be followed.

What you should do

If you’re a customer and see damp, mould, or anything else wrong in your home:

  • Tell us straight away. Give as much detail as you can.
  • Keep a record of when and how you reported it (like emails or notes from phone calls).
  • Let staff in when they come to inspect or fix the problem.
  • Follow up if you don’t hear back within the timeframes above.
  • Ask for help if needed – your local council or a housing advice service may be able to support you.
